Two moving-out cleaning quotes can look very different because they include different tasks. Use this checklist to describe the job, then ask each cleaner to quote against the same list. It is a planning guide, not a statement of your tenancy obligations.
1. Describe the property and timing
List bedrooms, bathrooms, approximate floor area and whether the property will be empty. Explain when furniture will be removed, when keys are available and when you need the clean finished. Mention stairs, parking restrictions, water and electricity access.
2. Make a room-by-room task list
Kitchen: worktops, sink, cupboard surfaces and floor. Bathrooms: shower, bath, basin, toilet and floor. Living areas and bedrooms: dusting, skirting boards and floors. Decide whether cupboard interiors, internal windows and tracks belong in the scope. Include photos of any area needing more attention.
3. Separate specialist or extra tasks
Ask explicitly about the oven, rangehood, carpet cleaning, upholstery and exterior windows. Stains, significant mould and pest issues may require a separate assessment rather than an ordinary clean. Do not assume a general cleaning quote includes these tasks.
4. Compare the whole quote
Check the task list, exclusions, equipment and products, GST where applicable, and any parking or travel charge. Ask how additional work is approved and whether the price is fixed or depends on hours worked. Compare the total for equivalent work, rather than the headline price alone.
5. Confirm access and check the result
Arrange key handover privately with the selected cleaner. Keep personal documents out of job photos. After the clean, walk through the agreed tasks and raise any missed items promptly with the business. Keep the quote and invoice for your records.

Empty two-bedroom, one-bathroom home in [suburb]. One-off moving-out clean needed between [dates]. Please quote for kitchen surfaces, empty cupboard interiors, bathroom, skirting boards and floors. Quote the oven and carpet cleaning separately. Parking: [details]. Photos attached. Please list exclusions and the total price.
